Shenandoah at Lake Frederick

Everyone has his or her own idea of the ideal retirement. For some people, an active lifestyle of fishing, golf, tennis, swimming and hiking represents a dream come true. For others, spending time reading, in quiet conversation and entertaining with friends or taking classes at the local Shenandoah University would be perfect.

Club House

An example of an upscale active-adult community we sell in is Shenandoah at Lake Frederick. Under development by Lansdowne Corporation, Shenandoah will eventually have many more homes surrounding Lake Frederick, a 120-acre lake that provides the focal point for the community (there are already about 155 homes with active adults as residents). The complex is restricted to residents age 55 and older (20% can be 45 +). Many of the homes have great lake views. They are located midway between Front Royal and Winchester, Virginia, on Rt. 522/340, north from I-66. Shenandoah at Lake Frederick is approximately 70 miles from Washington, DC.

Pool Area

In addition to the lake, Shenandoah residents will soon enjoy the completion of a 35,000 square-foot Clubhouse Village complex, which has views of the Blue Ridge Mountains as well as the lake. Built to replicate Adirondack-style vacation properties, the complex currently includes indoor and outdoor swimming pools, a media center, and a fitness center as well as spaces for classes and social activities. It will shortly include tennis courts, and with the completion of the Club House, a restaurant, bar and dance floor. Residents will find multiple golf courses, vineyards, parks, historic sites and Skyline Drive close to Shenandoah, plus the Appalachian Trail, the State Arboretum, Skyline Caverns and mountain streams. Several shopping centers and restaurants also are nearby.

Fitness Center

Many of the homes include universal design features, such as a zero-step entry, lever door handles, rocker switches on the light fixtures, wide hallways and doorways, easy-to-read programmable thermostats and first-floor master suites. Most interior features include 9-foot ceilings on the main level, hardwood flooring in the foyer, wall-to-wall carpeting or hardwood in the main living areas, ceramic tile flooring in the baths, 42-inch oak cabinets in most kitchens, high-tech wiring, pre-wiring for a security system, recessed lighting, and gas heat and water heaters. Homes have approximately 2,000 to 3,500 finished square feet, with two to four bedrooms and 2 ½ to 4 bathrooms . Resale prices are ranging from approximately $350K to $595K, with homeowner association fees at $285 per month.
